CONGRATULATIONS! We understand the long road you have traveled getting to this phase. At this point, your offer has been accepted, and hopefully, you have a pre-approval letter from your lender or have secured funds another way.
We will send you initial forms requesting specific information to get the process started. After we review the forms, we can give you a closing date. However, please be mindful this date is tentative, depending on how quickly you can accomplish your tasks and return the required documents back to us. We will help you navigate through the waters and make it as efficient as possible.
We require all funds to be provided before the closing date. The funds must be wired. We do not accept any other forms of payment. We will provide you all the information that is needed for the wiring, after we confirm with your lender.
Sellers
All signers must be present.
Bring your state issued, non-expired, identification card, such as your driver's license.
Bring your bank account number and routing number or a voided check to receive a wire transfer.
If not arranged for previously, please bring the keys, garage remote, amenity keys, etc.
Buyers
All signers must be present.
Bring your state issued, non-expired, identification card, such as your driver's license.
Please be mindful that some lenders require 2 forms of identification.
If you are married, have your spouse plan on accompanying you to closing, even if your spouse is not on title.
If applicable-bring originals of Power of Attorney, Pre-Nuptial Agreement, or Separation Agreement if it has not already been recorded with the Registrar of Deeds. You MUST bring originals to be recorded before the closing documents are recorded.
Bring your checkbook for small amounts that may come up at closing or may have changed from the time you were provided a number from your lender, to make up the difference of the amount that was wired.
After you have signed all the documents required by your lender and attorney, your attorney will then obtain the Deed from the Seller’s attorney. Your attorney will complete a final review on the title of the property and record both the Deed and Mortgage on your behalf, after your lender's approval.
Once recorded, the house is yours! We then disburse all funds on your behalf to the seller and other parties whose invoices were listed on the settlement statement. YAYYYY!!! Now you get the keys!
When you started this process, you provided your lender with specific personal information that they are relying on to give you a loan. To insure that you close as scheduled, there are a few things that you should avoid doing, as not to delay closing. These are common tips and do not constitute legal advice.
Do not make big purchases, including buying furniture.
Do not change your name.
Delay getting married/divorced until closing is over. (Discuss this with your attorney.)
Do not switch jobs, unless you run it by your lender first.
Do not quit your job.
Do not change banks.
Do not open a new line of credit.
WIRE FRAUD NOTICE: Before wiring ANY funds, you MUST CALL our office to verify instructions. We will not change wiring instructions. If you receive wiring instructions for a different bank, branch, location, account name or account number, they should be presumed to be fraudulent. DO NOT SEND ANY FUNDS and contact our office immediately. Failure to follow this procedure endangers your funds.
